HAWO is the best partner to build quality effortlessly and quickly

HAWO is a modern construction partner and provider of prefabricated houses. We manufacture all Hawo houses—whether designed for tourism or housing construction—from start to finish in high-quality, dry conditions at our own factory. A house built under the HAWO concept is delivered to the customer’s site genuinely move-in ready and fully assembled.

HAWO offers the fastest and most complete house delivery on the market with prefabricated homes and accommodation solutions suitable for year-round use.

How do we build a Hawo house inside a factory?

We have adopted a work method familiar from the automotive industry for wooden house construction. The customer selects a house model, colors, and accessories that best suit their needs. The house is then custom-built to order with high quality, step by step, on the factory’s assembly line. A fully completed and ready-to-use home is delivered to the customer’s site as a truly turnkey solution.

1.-2. The house frame is built using ring trusses and end walls.

3. The steel foundations i.e. the base floor element is assembled.

4. The house frame is securely attached as a whole to the steel element, and the foundation is insulated. The house moves on a wheel system from one production station to another.

5.-9. Insulation, exterior cladding, installation of doors and windows, interior walls, wet areas, HVAC work, electrical work, interior finishing, roof sheeting, and fixed furnishings are completed at their respective production stations.

10. Final cleaning and handover inspection are carried out. The house is protected for delivery and moved outside to the factory yard, ready for dispatch.

The lead-time for completion of one house on the production line is approximately 6 weeks.

How is a Hawo house delivered?

Once the groundwork is completed, the fully finished Hawo house is delivered to the site in one piece. We provide the customer’s groundwork contractor with detailed instructions and drawings, indicating frost insulation and the locations of water, sewer, and electrical connections.

When building directly on the ground, you don’t need separate foundations; the foundations are included as a fixed part of the house.

1. The delivery and crane arrive at the site as a special transport.

2. The house is lifted from the truck’s trailer, aligned with the corner points, and lowered onto the frost insulation at the site.

3. As the house is lowered, the water and sewer pipes are guided into surface connections at the house’s base.

4. Final finishing work includes attaching the foundation panels to the steel base, installing canopies, storage units, roof safety products, and the rainwater system.

5. Electrical and HVAC technicians connect the house to the electrical and water networks. The house is immediately move-in ready.

The finishing work is completed either on the installation day or at a separately agreed time with the customer. The house installation time is altogether typically just one day.

What are the HAWO concep't benefits for the customer?

The concrete benefits of the HAWO concept for tourism construction and housing developers are production quality, ease, short lead times, and precise budget and schedule control.

As a project partner, we aim to help our customers build more effortlessly and do business more profitably.

+ Effortless for inexperienced builders. In a HAWO project, fully finished houses are delivered directly to the plot – no long construction project required. HAWO provides partners for all infrastructure and permitting phases.

+ Appealing Even to Experienced Builders. Those familiar with traditional on-site construction understand how much personal or family time can be consumed by a building project and how easily budgets can expand unexpectedly. With HAWO, high-quality results can be achieved the easy way.

+ Predictable Budget. With our HAWO project calculation tool, we can provide an accurate cost estimate for the house and an informed budget for the overall project. Many on-site construction costs can be either shifted to the factory or eliminated entirely. At the time of signing the order confirmation, the customer knows the final price of the house.

+ Project control over long distances. Even if building from Uusimaa to Lapland, the construction project remains under control via the production line. You know exactly how each stage progresses, without surprises from weather, materials, contractors, or budget.

+ Quality management. HAWO production holds an FC certification, follows precise work stages, and employs trained professionals.

+ Short lead time. The production time for a single house in the factory is approximately 30 working days. The total project duration for one or multiple houses, from order to delivery, averages only 3–6 months.

+ Minimal resource requirement. Customers do not need extensive construction knowledge or their own project management or assembly team. HAWO provides partners for every phase of construction.

+ Precise delivery schedule. Moving in, showcasing, or starting rental operations can be planned to the week according to the agreed delivery date.

+ No disruption from construction. If the site is near existing accommodation or residences, the construction site does not disturb you, neighbors, or surrounding tourism operations. After groundworks, the next activity on-site is the installation day.

+ Transparency. We provide transparent project quotations without hidden costs. Customers are kept informed of production phases and can visit the factory at any time to monitor their project’s progress.

+ Time efficiency. Clients can focus their energy on business development and personal priorities, while the house is completed efficiently and on schedule at the HAWO factory.

+ Allergy-free. No risk of moisture-related problems caused by weather, and indoor air quality issues are avoided. The steel foundation is inherently free from capillary moisture problems, and all building materials maintain a 100% dry chain in factory construction.

+ Eco-friendliness. HAWO houses are energy-efficient, with a standard B energy rating. The carbon footprint of the steel foundation materials is roughly half that of a comparable concrete foundation, all building materials are recyclable, and factory production generates minimal unnecessary waste. Wall structures are also available entirely free of plastics.

+ Relocatable investment. The secure steel foundation allows for safe relocation, reducing investment risks. The house can be moved in one piece to a new owner or a different site, making it a flexible long-term asset.

the Hawo house technical specifications

The Hawo house structures meet the requirements for permanent residential zoning throughout Finland. HAWO is a fully year-round residential building, designed for comfortable and efficient living in all seasons. Our homes, in their standard structure with electric heating combined with a heat pump, achieve B energy efficiency rating.

Hawo houses are available with a standard detached house wall structure or the Hawo Thermal Log Structure. We always use high-quality wood fiber insulation for superior thermal performance and sustainability. The moisture resistance of the floor structure meets the requirements set by the Finnish Ministry of the Environment’s Moisture Regulation, ensuring long-term durability and indoor air quality. Additionally, the structure provides sufficient sound insulation for high-traffic urban areas and airport noise zones, including those near Helsinki Airport (HEL).

Our model range includes homes sized 20–95 m², offering versatile customization and equipment options to suit various needs — from holiday resort cabins to permanent residences. For year-round living, our floor plans are designed with accessibility in mind, ensuring comfortable and functional living spaces for all residents.

HAWO customer experiences

A piece of HAWO history

HAWO’s construction concept was born from a desire to solve traditional building challenges—slow construction times, high costs, and structural issues such as allergies and moisture problems. This led to the game-changing innovation of the steel foundation.

Before establishing our own factory, we spent over 10 years developing a structurally safe and allergy-free foundation, focusing on indoor air quality and moisture resistance. The goal was clear: to create a durable and healthy alternative to traditional concrete foundations.

HAWO’s load-bearing foundation element consists of steel beams, steel profile sheets, and polyurethane insulation, enabling full industrial-scale production in factory conditions and safe transportation and lifting of the house as a whole due to superior structural integrity:

– HAWO holds a European patent for its innovative steel foundation and construction method.
– Our production process has been audited and certified with the FC-5:2014 verification certificate (by Finotrol Oy) for the construction of wooden structural elements.

HAWO’s steel foundation redefines durability, efficiency, and flexibility in modern home construction.
