News: The First 100 m² HAWO Homes Delivered to Kempele – Forentia Oy Relies on the Speed and Effortlessness of Factory Construction
A new milestone has been reached: HAWO has delivered its largest factory-built buildings to date for Forentia Oy’s new semi-detached house project in Linnakangas, Kempele. The collaboration between HAWO and Forentia has already continued successfully across several housing projects in various locations in Southern and Northern Finland. HAWO’s familiar concept, combined with an exceptionally fast execution schedule, enabled this project to be completed at an ideal pace for the developer.
House Design Driven by Plot Requirements and Family Living
Linnakangas is a rapidly growing residential area for families, which largely dictated the direction of the entire project. Jaakko Tahkola from Forentia Oy explains that the plot’s location and the character of the area strongly guided the choice of spatial solutions. The goal was to build high-quality family homes, and the new 100 m² size category met this demand perfectly. For building technology, an exhaust air heat pump (EAHP) and water-circulating floor heating were chosen—a very common and highly desired solution in the housing market.
The customer-oriented design was carried out in close cooperation with HAWO’s experts, ensuring the floor plans were optimized for the plot and the target audience. A buyer for the second apartment was found already during the building permit phase. From the perspective of both the developer and the end customer, this is an ideal, risk-reducing situation:
In HAWO’s model, the speed of the project and finding a resident naturally support each other. When the potential pre-marketing of the destination and the actual construction phase are exceptionally short, the entire project execution and the promise of a fast move-in date are much more likely to align with the home seeker’s desired timeline.
“Often, customers looking for a new home want to move in as soon as possible, and the factory-ready concept can meet this need and enthusiasm much more efficiently than traditional construction,” Tahkola says.
The Developer’s Advantages: Risk-Free Execution and Superior Speed
For a professional developer, project predictability is a lifeline. When asked about the most critical factors in executing the project, Tahkola highlights clear themes: budget reliability, speed, overall effortlessness, and the short duration of the site phase. In fact, HAWO’s delivery speed, proven in previous projects, was the single biggest reason for choosing the same partner for this semi-detached house project.
“The entire project, from design and the permit process to a ready-to-move-in execution, took only a few months—and any developer understands the advantage that can be achieved with such speed.”
When homes are built 100% ready in the factory—including electrical work, plumbing, appliances, and fixed furnishings—weather risks and unexpected additional costs at the construction site are completely eliminated. This guarantees the developer a genuinely fixed price without surprises and a predictable project rollout, making it possible to execute several smaller projects instead of one massive construction site—or simultaneously alongside it.
Installation Day for Two Houses and a Seamless Site Phase
Although the site phase in HAWO projects is exceptionally short, installation day is always an exciting moment for the developer. However, according to Tahkola, everything went seamlessly even with houses of this size. The transport and installation of entire houses was impressive to watch: loading began in the morning at the HAWO factory, and by early afternoon, between 1:00 PM and 2:00 PM, both 100-square-meter apartments were perfectly in place on the plot.
Instead of managing a traditional, months-long construction project, Forentia’s role was simply limited to groundwork before installation, as well as yard work and building terraces afterward. The finishing of the yard areas and the entire site phase were significantly accelerated by the fact that, in addition to the entrance canopies, the large outdoor storage units and carports were also delivered as complete elements directly from HAWO’s factory.
“The developer is only left with groundwork and yard work on site. In this case, we built the terraces ourselves. The entrance canopies, storage units, and carports came straight from HAWO.”
This made it possible for the new owners of the second apartment to carry their moving boxes in just one week after the house delivery. The official, approved commissioning inspection was held less than two weeks after delivery. During that brief time, they managed to finish the yard work, sow the lawn, complete the terraces, and even celebrate Midsummer in between!
Why HAWO for this project? 3 reasons to choose HAWO – The Developer’s Summary
Based on his experience, Jaakko Tahkola summarizes the three greatest benefits for a professional developer and investor:
+Cost Reliability:A fixed price makes evaluating the project’s margin highly accurate and eliminates budget overruns during the site phase.
+Schedule Reliability:When the site phase is measured in weeks or even days instead of months, buyers can move in faster, keeping capital circulating efficiently.
+Effortlessness: A ready, high-quality concept and a controlled factory-built process free up the developer’s resources for their next projects, offering a true “luxury of effortlessness.”
