Luxury Accommodation Ainur Concepts Expands in Saariselkä – HAWO’s Construction Concept Enabled Investment in the Middle of High Season
Ainur Concepts Oy, a provider of high-end luxury accommodation in Saariselkä, continues its strategic partnership with the Finnish house manufacturer HAWO. The company will open two new modern accommodation units in Saariselkä for the upcoming summer season. An exceptionally high occupancy rate and outstanding customer satisfaction during the first winter season led to a new investment decision in the very middle of the busiest high season. Thanks to HAWO’s industrial construction concept, manufacturing of the new villas could begin at the factory during the winter while the tourism season was in full swing, without disturbing tourists in the area. Built 100% complete at the factory, the premium houses were scheduled for installation in the fell landscapes of Saariselkä in May, and the new destinations will open to customers as early as Midsummer.
High Occupancy Rate and Top Feedback Rewarded a Bold Tourism Investment
Helsinki-based tourism company Ainur Concepts Oy built its first accommodation property in Saariselkä, Inari, in the summer of 2025, utilizing HAWO’s prefabricated solutions. Driven by a strong vision and a personalized interior design concept, Ainur Villas aims to create a unique customer experience, specifically targeting international premium travelers.
During the debut season, the occupancy rate of the first two villas was nearly 90%, and the customer feedback received by the accommodation property has been a perfect ten. End-customer reviews highlight the large scenic windows, Scandinavian interior design, and high level of equipment.
The tourism entrepreneurs of Ainur Concepts praise HAWO’s high quality of finishing, which directly supports the marketing of a luxury property. Special mention goes to the houses’ energy efficiency and Arctic thermal insulation:
”One major thing we considered beforehand when choosing a supplier for Northern Lapland was the warmth of the houses, and we even feared whether the indoor heat would be sufficient during freezing temperatures of -35 °C. There has been no worry with Hawo, as the heat has held excellently! During the coldest periods, international customers have specifically praised the pleasant indoor air and warmth of the houses,” share owners Kim Keskimaula & Lauri Harmaja.
Business Expansion Is Easy When the Construction Process Is Predictable
The commercial viability of the accommodation concept, combined with a smooth experience during the first construction project, made the expansion decision easy already in the winter. Because the planning and delivery process was already familiar to the entrepreneurs, it was easy to make business-driven tweaks to the new villas, enabled by HAWO’s product development.
”The funcionality of the floor plans were modified. We made the washrooms and toilet facilities more functional for larger groups and, for example, clarified the passage to the hot tubs directly from the bathroom,” Keskimaula explains.
The development ideas are the entrepreneurs’ own handiwork: the goal was to maintain Ainur’s recognizable brand identity while offering something new. ”A large part is copied from the previous ones – but bigger!” The larger house size made possible by HAWO’s industrial production helps expand the accommodation offering:
”Even though the target audience remains the same, it is now easier for us to serve larger groups by directing them to villas with larger square footage. There are also many two-person guests in Saariselkä. Now, both destinations offer the same luxury experience, but in square meters optimal for the group size.”
From Factory to Plot in One Day – Furniture In the Next Day
At the time of the interview, only a week had passed since the plot installation of the new villas. The entrepreneurs monitored the installation on-site, and the furniture loads were unpacked inside just the day after the houses arrived. HAWO’s patented steel foundation and fully factory-ready structure (including electricity, HVAC, and fixed furnishings) minimize the work done on the plot to a fraction of traditional construction.
”The delivery went well. Professionals were on the job, so the installation did not take long. The first impression of the new houses is fantastic. The quality has been even further improved; we are extremely satisfied,” Keskimaula rejoices.
The schedule agreed upon during the sale regarding production, the permitting process, and installation held exactly to the letter. The quiet period between the late spring seasons is being used on-site to finish the terraces. The new Ainur Villas destinations will open for accommodation use as early as Midsummer, well ahead of Lapland’s main season, which runs from September to April.
Why Choose HAWO as a Partner for This Project?
In tourism investments, speed and risk minimization are crucial factors. Ainur Concepts Oy chose HAWO as its partner for three key reasons:
+ Effortlessness and Quality Level: HAWO’s 100% factory-ready construction method is the easiest way for a tourism entrepreneur operating from a distance (e.g., Helsinki) to build premium-class capacity in Northern Lapland. Because the houses are built in dry indoor conditions at the factory, weather risks are eliminated, and on-site construction supervision is avoided.
+Proactive Customer Service:”For the ordering process and floor plan design, sales manager Miika Pihlajaniemi gets a score of 10+. All our wishes were implemented with consideration and proactive consultation. HAWO handles the entire entity responsibly to completion – it’s not just a ‘taillight warranty’,” Keskimaula praises.
+ Bank-Friendly Concept and Accurate Budgeting: HAWO’s fixed house price without surprises and a strictly locked production schedule make financing negotiations easy. Banks appreciate projects where the budget does not leak and cash flow begins exactly on schedule.
